Trump Royale Remodel, Sunny Isles Beach

A full interior remodel of a residence at Trump Royale in Sunny Isles Beach, planned around a defined budget rather than an open one. The scope centered on the three rooms that change a condominium most — kitchen, bathroom, and closet — with custom millwork and a coordinated finish palette carrying the improvement through the rest of the living spaces.

Working to a budget

Budget-led does not mean compromised. It means deciding early where money produces visible return and where it does not. Here that meant concentrating spend on the kitchen and primary bath, where new cabinetry, stone, and fixtures transform daily use, and achieving the rest of the apartment's lift through millwork and finishes rather than moving plumbing or structure.

Kitchen

The kitchen was rebuilt around a generous island with waterfall stone, integrated appliances, and full-height cabinetry, positioned to keep the ocean view open from the living area rather than walling it off.

Millwork and finishes

A custom media wall in warm oak anchors the living space, combining closed storage, open display shelving, and integrated lighting in a single composition. The same timber language continues into the bedrooms as headboard panelling and built-in storage, giving the apartment a consistent material identity without bespoke joinery in every room.

Bathroom

The primary bath was finished in large-format marble with a glass-enclosed shower, brushed gold fittings, and a floating vanity with concealed lighting — a high-impact room where the finish selection does most of the work.

Result

A contemporary, light-filled residence that reads as a complete renovation while keeping construction scope, and therefore cost, deliberately contained.
