3D Laser Scanning Pricing: What Drives the Cost of an As-Built Survey

The most common question we get before an as-built survey is simply: what will this cost? The honest answer is that it depends on a handful of specific, knowable factors — and any firm that quotes you without asking about them is guessing.

Our as-built work in South Florida starts at $0.15 per square foot, and most projects under 3,000 sq. ft. are delivered in three to ten business days. That's a starting point, not a final number. Here's what moves it.

Is laser scanning more expensive than hand measuring?

Marginally, yes. Scanning carries equipment, calibration, and software costs that a tape measure doesn't. But the work proceeds substantially faster in the field, accuracy improves, and you get a permanent record of the entire space rather than only the dimensions someone thought to write down. On most projects of any complexity, the difference narrows quickly — and on projects where a missed dimension means a change order, scanning pays for itself outright.

The factors that determine your price

A project manager reviews all of the following before quoting:

  • Square footage — the single largest driver, for both field time and drafting
  • Location — travel time and site access; the tri-county area carries no travel premium, and work up the coast to Orlando is quoted transparently
  • Scope of work — the entire building, site areas only, or specific portions
  • Building complexity — irregular geometry, high ceilings, and heavy ornamentation all add scan positions
  • Access and occupancy — an occupied, furnished space takes longer than a vacant shell
  • Required deliverables — PDF and CAD is the baseline; Revit, point cloud, and 360° panoramas add scope
  • Level of detail — how much modeling is genuinely needed (see our LOD guide)
  • Timeline — rush delivery costs more; a flexible schedule costs less
  • Special requirements — night or weekend scanning for operating retail, restaurants, and offices

You may not need a 3D model at all

This is where clients most often overspend. Modeling is the labor-intensive part of the process, and a great many deliverables can be produced directly from point cloud data without building a full model — clash detection, floor flatness analysis, prefabrication coordination, and conventional as-built construction documents among them.

We deliberately scope modeling to the minimum that satisfies the project's actual purpose. If you only need accurate floor plans and elevations for a renovation permit, paying for an LOD 400 model is wasted money.

Why the cheapest quote is rarely the cheapest project

Laser scanning quotes vary widely, and an unusually low one is worth interrogating. Ask any provider what equipment they use, when it was last calibrated, whether their software is licensed, and whether the field crew is their own staff or an uninsured subcontractor. A low number frequently reflects outdated hardware, uncalibrated instruments, or crews without the training to catch a registration error before it propagates into your drawings.

Poor documentation doesn't announce itself. It shows up months later as a change order, a failed inspection, or millwork that doesn't fit.

Transparent, and negotiable
