Hurricane Wind-Load Design in South Florida: What Homeowners Should Know
If you're building or renovating in South Florida, wind-load design isn't optional detailing — it's the backbone of the architecture. The current Florida Building Code (8th Edition, effective since December 31, 2023) adopted ASCE 7-22, the latest national wind-load standard, which updated wind speed maps and how engineers calculate the forces a building has to resist. A 9th Edition, based on the 2024 I-Codes, is expected to be adopted by the end of 2026, so it's worth confirming the applicable edition with your local building department before final design.
High-Velocity Hurricane Zones
Miami-Dade and Broward counties fall under the Florida Building Code's High-Velocity Hurricane Zone (HVHZ) provisions — a stricter set of rules layered on top of the statewide code. Design wind speeds in Miami-Dade run up to 165 mph for Risk Category I structures and up to 195 mph for Risk Category IV; Broward runs from 156 mph up to 185 mph depending on risk category. Every exterior product — windows, doors, roofing, shutters — has to carry a Florida Product Approval or, within HVHZ, a Miami-Dade Notice of Acceptance (NOA) proving it was tested to withstand those forces.
Wind-borne debris protection
All of South Florida, HVHZ or not, is considered a wind-borne debris region. That means openings — windows, doors, garage doors — need impact-rated products or code-compliant shutters. This is one of the most common items we see value-engineered incorrectly on renovation projects, because swapping in non-rated products can hold up a permit late in the process.
